    Sidney and Tanya, I’m sorry to have disappointed you! It’s true I didn’t arrive with comps. Of course I had looked at properties which had sold and had a general idea of the range I expected it to fall in, but I never come to preview a potential listing with a set price to present to the owner. How can I when I need to see the home and it’s condition before preparing a comprehensive price report? I had looked at the RMLS listing from when you purchased the home and it was definitely not in that same condition. If I arrived having already priced your house based on the previous listing, I would've had to walk that price back. What I saw was a very cluttered home with a lot of deferred maintenance and a yard that has been let go. As far as the dogs go, I was really taken aback when you opened the bedroom door and two really large aggressive dogs began barking. I think you were probably offended when I didn’t agree leaving them in crates in the house during showing was the best strategy. If it seemed like I was serving the buyer, it’s because guiding you to prepare your home to appeal to a buyer is one of the main reasons sellers hire me. You were clearly defensive when I suggested things that needed to be done, like reinstalling missing baseboards or replacing closet doors that have been removed. Or even just cleaning the windows. The most successful sellers are those that take constructive criticism and are willing to do the work necessary to prepare their home. And to clarify the exact words in my email were "Wishing you guys all the best in getting your home ready and sold quickly!” That isn’t the same as what you stated above "good luck getting that house sold for less than $500k.” I have 104 reviews. 102 of them are 5 star and from ACTUAL clients. 2 of them (one of which is yours) are from potential sellers who WERE NOT actual clients who just didn’t want to hear the truth.
